MCB Camp Pendleton BAH Rates 2026
Camp Pendleton's BAH covers Oceanside, Vista, San Marcos and the rest of northern San Diego County, and the rates are among the highest in the country — an E-6 draws $4,398. It is still not close. At the median Oceanside home, an **O-3 is short $2,318 a month.** This page is mostly about what to do with that, and about one Oceanside rule that quietly destroys the plan most Marines have for the house after they leave.

Those are the rates. The question is what they actually cover at MCB Camp Pendleton. I'll put together what rents actually run around MCB Camp Pendleton right now, what buying looks like at the county VA loan limit, and the month buying starts beating renting.

How BAH Is Calculated Here
The survey samples Oceanside, Carlsbad, Vista and the surrounding rental market, sets a median for six housing profiles, adds utilities, and assigns each paygrade a profile.
Median, not ceiling. Rises mid-tour, never falls.
California's property-tax mechanics then do something no other state on this site does, and it works in your favor for once. Under Proposition 13, the base rate is 1% of assessed value plus voter-approved bonds and assessments — and assessed value resets to your purchase price at closing, then rises with inflation capped at 2% a year thereafter.
That cap is real protection. Buy at $884,000 and the county cannot reassess you to $1.1 million in three years no matter what the market does. It is also why published "effective property tax rates" for San Diego County are misleading for someone arriving on orders: figures around 0.65% divide taxes by market value across a county full of long-held homes frozen at 1990s assessments. You are not those owners. Your assessed value equals what you paid, so the rate that applies to you is roughly 1.09%, which is the figure used below.
One thing we could not verify and you must check yourself: Mello-Roos. Oceanside maintains Community Facilities Districts whose special taxes sit on top of the 1% base and are not subject to Proposition 13's 2% cap. The city's own CFD page was unreachable at the time of writing, so we have no district list and no dollar figures. A Mello-Roos assessment can add hundreds a month in newer developments and typically runs twenty to forty years. Ask for the parcel's CFD status in writing before you make an offer. It will not appear in the headline tax rate.
What BAH Actually Covers at MCB Camp Pendleton
The median Oceanside home sold for $884,557 in July 2026 (Redfin), at $529 a square foot. The headline is up 4.1% year over year — but price per square foot is down 0.28%, which means the market is trading larger houses rather than appreciating. Treat the 4.1% as a mix shift, not as a gain you can count on.
VA loan, 0% down, 6.77%, funding fee financed:
| Monthly | |
|---|---|
| Principal & interest | $5,873 |
| Property tax (1.09% of purchase price, per Prop 13 reset) | $803 |
| Homeowners insurance (estimated, see below) | $301 |
| Total | $6,977 |
Against BAH with dependents:
| Rank | BAH | Covers the payment? |
|---|---|---|
| E-4 | $3,627 | Short $3,350 |
| E-5 | $3,963 | Short $3,014 |
| E-6 | $4,398 | Short $2,579 |
| E-7 | $4,494 | Short $2,483 |
| O-3 | $4,659 | Short $2,318 |
The insurance figure is an estimate and we want to be explicit about how it was built. The California statewide average is $2,040 a year on $300,000 of dwelling coverage — but a median Oceanside home does not need $300,000 of dwelling coverage. Land is most of that $884,557; replacement cost is roughly $500,000, so the figure above scales the state average to that coverage level. It is a planning number, not a quote.
The California market itself is in flux. Nine insurers, including six of the state's ten largest home groups, have committed to expand under the Sustainable Insurance Strategy; Travelers re-entered in April 2026 and Farmers removed its policy cap in November 2025. At the same time the FAIR Plan holds over 675,000 policies and received approval for a 29.1% average rate increase effective 15 October 2026. Oceanside is coastal and built out, which generally implies lower fire-severity exposure than inland San Diego County — but we did not verify Oceanside's fire hazard severity zone designation and you should not assume it.
On loan size: San Diego County's 2026 conforming limit is $1,104,000. With full VA entitlement you have no loan limit at all — zero down above the conforming limit is allowed, a rule that has held since the Blue Water Navy Act took effect in 2020. The practical limit is your lender, not the VA: most require entitlement plus down payment covering 25% of the loan, and overlays above the conforming limit are common.
A VA service-connected disability rating waives the funding fee, worth about $123 a month here — the largest saving on the site.
How It Compares
A three-bedroom rents for about $3,597 in Oceanside (Zumper, September 2026), and 3-bedroom rents are down 4% year over year. Owning the median home costs $6,977 — $3,380 a month more than renting.
Buying passes renting at about month 210 — seventeen and a half years. No Marine Corps assignment pattern approaches that.
Now the rule that breaks the usual plan. The standard idea at Pendleton is to buy something near the coast, PCS out, and short-term rent it. In Oceanside that does not work, and the reason is not a tax or a market condition — it is the permit.
Under rules adopted in April 2024, Oceanside short-term rental permits do not transfer to a new owner. Buy a property currently operating as a successful vacation rental and you do not inherit its permit; you must obtain your own. In the coastal zone west of Coast Highway, non-hosted short-term rentals are capped at 480 units and roughly 455 were already permitted when the rules took effect, leaving about 25. New non-hosted vacation rentals are prohibited outright in the R-1 residential zone, and existing ones may continue only until ownership changes. Only homeowners may operate; tenants may not. Penalties run $1,500 for a first violation and $2,500 plus revocation after.
So a listing marketed as a turnkey vacation rental with proven income is selling you a house, not an income stream. The stream ends at close of escrow.
Those permit counts are from 2024 and we could not retrieve current figures — every City of Oceanside page refused our requests. Confirm the cap, the count and the non-transfer rule with the city directly before you plan around any of it.
What to do with this: rent. At a $2,318 monthly shortfall for the highest rank shown, buying the median Oceanside home is not a housing decision, it is a leveraged bet on California real estate funded out of base pay. If you want to own here, the honest targets are $485,215 for an E-5 and $542,851 for an E-6 — 45% and 39% below the median, which in Oceanside means a condo with HOA dues that will consume much of the difference. Run the real numbers, including dues and any Mello-Roos, in the BAH calculator.
