Fort Benning BAH Rates 2026

Fort Benning's BAH covers Columbus and Muscogee County, plus the Alabama side of the river. **No rank on this page covers the payment on a median Columbus home — not even an O-3**, who comes up $52 short. That is unusual, and the reason is a local property-tax rule that almost no other county in Georgia uses and that works directly against anyone arriving on orders.

How BAH Is Calculated Here

The survey behind these rates samples Columbus-area rents, splits them into six housing profiles, adds average utility costs, and pays each paygrade the median for its assigned profile.

Median, not ceiling. Rises mid-tour, never falls. Those hold everywhere.

What does not hold everywhere is how Muscogee County assesses property, and you need to understand it before you look at a single listing.

Muscogee County freezes the assessment. The Columbus Board of Tax Assessors states it plainly: the homestead exemption freezes the assessed value at its base-year amount for as long as the same owner occupies the home. The exemption renews automatically — unless the owner moves, there is a change of ownership, or the taxpayer seeks a different exemption.

Read that last clause again, because it is aimed at you. The freeze dies at closing and the assessment resets to what you paid. A seller who bought in 1998 may have been paying tax on a 1998 valuation for twenty-eight years. You will pay on the 2026 one.

The scale of the distortion is not small. A published analysis by a Columbus attorney counted roughly 65,000 frozen properties, about 29,000 of them paying under $100 a year and about 15,000 paying under $50. When Georgia's statewide floating homestead exemption passed in 2024, the Muscogee tax assessor said the existing local freeze meant it was of no benefit to the vast majority of county homeowners.

The consequence for a buyer is blunt: the tax history on a Columbus listing tells you nothing about your bill. It is the previous owner's frozen number. Do not budget from it, and do not let anyone tell you it is a reasonable estimate.

What BAH Actually Covers at Fort Benning

The median Columbus home sold for $249,735 in August 2026 (Redfin), at $134 a square foot, up 1.9% year over year. VA loan, 0% down, 6.77%, funding fee financed, tax computed at the post-reset rate rather than a frozen one:

Monthly
Principal & interest$1,658
Property tax (≈1.25% of purchase price after reset)$260
Homeowners insurance$192
Total$2,110

Against BAH with dependents:

RankBAHCovers the payment?
E-4$1,635Short $475
E-5$1,716Short $394
E-6$1,977Short $133
E-7$2,004Short $106
O-3$2,058Short $52

Note how flat the top of that column is. E-6, E-7 and O-3 are separated by $81 a month in total, because they share a housing profile. Promotion does not solve this one.

Georgia insurance is the cheapest on this site. At $2,304 a year for $300,000 of dwelling coverage, Columbus comes in below the national average — $125 a month less than Killeen, on a more expensive house. It is the one line here working in your favor.

A VA service-connected disability rating waives the funding fee, worth about $35 a month.

One caveat stated openly: Muscogee's combined millage across the school district and the consolidated government is not published in one authoritative place we could verify, and the freeze makes county-wide effective-rate statistics unreliable. The 1.25% used above is the best available estimate of what a new owner pays on purchase price. Ask the Board of Tax Assessors for a post-sale estimate on the specific parcel before you commit.

How It Compares

A three-bedroom rents for about $1,352 in Columbus (Rentometer, September 2026), against $2,110 to own the median home — $758 a month apart.

Buying passes renting at about month 152, a little under thirteen years. An infantry or armor assignment at Benning does not run thirteen years, and the Maneuver Center's training population turns over faster than that.

The market has also lost its edge. Homes sat 34 days in August against 22 a year earlier — a twelve-day deterioration — while the median price per square foot slipped 2.9% even as the headline median rose. Prices are holding on mix, not on strength.

What to do with this: rent, unless you are staying well past one assignment or buying deliberately as a landlord. If you buy, the two things that will actually change your numbers are the tax reset and the Georgia homestead exemption you must file yourself the year you buy — not the interest rate.

The prices where BAH covers the entire payment: $198,420 for an E-5, $232,401 for an E-6, $242,947 for an O-3. All three exist in Columbus, all three are below the median, and all three assume the reset tax figure rather than the seller's frozen one. Put your rank and a real address into the BAH calculator and get a parcel-specific tax estimate before you write anything.
