PCS Guide: MCRD Parris Island (Beaufort, SC)

By a Retired Air Force Veteran & Licensed Georgia Real Estate Agent

Overview

Marine Corps Recruit Depot Parris Island sits on a sea island just outside Beaufort, South Carolina — one of the oldest and most storied military installations in the country. If you've received orders here, you're headed to the South Carolina Lowcountry, a stretch of coastline, marshland, and barrier islands that genuinely earns the word beautiful. The pace of life is slower than a CONUS mega-base area, the summers are hot and humid (fair warning), and the community has been welcoming military families for generations. That last part matters more than people realize when you're arriving somewhere new and need to get your feet under you fast.

Whether you're a drill instructor reporting in or a permanent party Marine settling your family, this guide is meant to give you an honest starting point — not a sales pitch.

BAH & What It Covers Here

Your 2026 BAH rates for Beaufort County give you real buying and renting power in this market. Here's where selected ranks land:

RankWith DependentsWithout Dependents
E-5$2,403/mo$2,103/mo
E-6$2,811/mo$2,235/mo
E-7$2,835/mo$2,319/mo
O-3$2,856/mo$2,661/mo
O-4$3,192/mo$2,817/mo

The Lowcountry isn't cheap the way it was twenty years ago, but it's not Northern Virginia either. Depending on your rank and family situation, your BAH can realistically carry a comfortable rental or — if you're thinking about buying — go a long way toward a mortgage payment that doesn't hurt every month. The towns closest to the base tend to offer the most competitive options. For current rent ranges and what's actually available right now, reach out and I'll connect you with someone who knows this market cold.

Where Families Live & Commute Times

The good news: the roads around Parris Island are manageable, and you have several solid communities within a reasonable drive of the gate. Here's the honest lay of the land:

  • Port Royal — 12 min / 5.9 miles. This is about as close as you're getting without living on base. A working waterfront town with real character and a tight-knit feel.
  • Shell Point — 13 min / 5.8 miles. Comparable distance, quieter, more residential.
  • Yacht Club Estates — 16 min / 8.6 miles. A bit farther out, but the name gives you a sense of the waterfront-adjacent lifestyle available here.
  • Burton — 17 min / 8.8 miles. A practical, affordable suburban area that a lot of military families gravitate toward. Everyday errands are easy here.
  • Beaufort — 19 min / 10.4 miles. The historic heart of the area. Downtown Beaufort is genuinely lovely — antebellum architecture, waterfront parks, local restaurants. If quality of life for the whole family ranks high, this is worth a serious look.
  • Academy Estates — 20 min / 11.1 miles. The farthest on this list, but still well within a reasonable commute by most military standards.

For specific neighborhoods — what to look for, what to avoid, and where your BAH goes the furthest right now — that's a conversation worth having one-on-one. Every family's situation is different.

Schools

Beaufort County Schools serve most of the communities where military families live near Parris Island. Rather than give you ratings I can't verify in real time, I'll point you directly to the source: GreatSchools.org — Beaufort, SC. Search by zip code or neighborhood to see current ratings, test data, and parent reviews. This is one of the most reliable tools available for military families scoping out schools before a move.

Things to Do & Area Life

The Lowcountry has a way of growing on people. It's not flashy — it's marshes, Spanish moss, tidal creeks, and small-town life done well. Here's what's actually out there:

Get outside. Hunting Island State Park is one of the most visited state parks in South Carolina, and for good reason — beach, maritime forest, and a historic lighthouse all in one place. Cypress Wetlands and Lowcountry Celebration Park offer quieter options for a walk or an afternoon with kids. Henry C. Chambers Waterfront Park in downtown Beaufort is a great place to just sit by the water and decompress after a long week.

Golf. This region takes golf seriously. Legendary Golf and Harbour Town Golf Links (at Sea Pines on Hilton Head) are both within reach, and Chechessee Creek Club rounds out the options for those who want to spend a Saturday on the fairway.

History and culture. The Cathedral Basilica of St. John the Baptist in Savannah is a stunning piece of architecture worth the drive. Fort Pulaski National Monument, also near Savannah, is a Civil War-era fort that history buffs — and curious kids — genuinely enjoy. Coligny Beach Park on Hilton Head gives you a classic beach day when you need one.

This is a region that rewards slowing down. If you come from a fast-paced duty station, give yourself a few weeks to settle in before you judge it.

Using Your VA Loan Here

The VA loan county limit for Beaufort County is $832,750 — which means qualified buyers can finance up to that amount with no down payment, subject to entitlement and lender qualification. That's significant buying power in a market like this, and it's a benefit you've earned. Don't leave it on the table.

VA loans have specific nuances — funding fees, appraisal requirements, and seller-side considerations — that are worth understanding before you start making offers. For current home prices, neighborhood-by-neighborhood value, and how to structure an offer that actually wins, let me connect you with a local agent who works with military buyers regularly. That conversation costs you nothing.
