VA Loan Myths That Cost Military Buyers
"A VA offer is weaker." "It takes forever." "You can only use it once." The myths around VA loans lose military families homes and money. Here's the truth on the big ones.

The VA loan is one of the strongest benefits available to service members — but myths about it cause real damage, especially in competitive markets where a seller picks one offer out of many.
Myth: "A VA offer is weaker than conventional."
The zero-down structure makes some sellers nervous, but a well-qualified VA buyer with a solid pre-approval is no riskier than any other. The fix is a strong pre-approval letter and an agent who knows how to present a VA offer. Don't let this myth talk you out of your benefit.
Myth: "VA loans take forever to close."
A standard VA purchase closes in roughly the same 30–45 days as a conventional loan. Renovation loans take longer (45–60+) because of the added scope — but a normal VA purchase isn't slow.
Myth: "You can only use it once."
False — and it's an expensive belief. You can reuse your VA loan, keep a prior VA-financed home and buy again (second-tier entitlement), or restore your entitlement after selling. (See our entitlement articles.)
Myth: "There's a down payment / PMI somewhere."
No down payment and no monthly mortgage insurance are the core of the program. There's a one-time funding fee (which many are exempt from), but no ongoing PMI like conventional loans under 20% down.
Myth: "Disabled veterans can't qualify / it's not worth it."
The opposite — veterans with a service-connected disability rating are typically exempt from the funding fee, making the loan even cheaper.
The takeaway: most VA loan myths cost you either a home (talked out of an offer) or money (paying a fee you're exempt from). When in doubt, verify with a VA-savvy lender rather than acting on a myth.
