MCAS Cherry Point – PCS Relocation Guide
Written for military families by a retired Air Force veteran and licensed real estate professional
Overview
Marine Corps Air Station Cherry Point sits just outside Havelock, North Carolina, in Craven County — about midway between Raleigh and the Outer Banks. It's one of the largest Marine Corps air stations in the world, and it's been a fixture of eastern North Carolina for decades. The surrounding area is quieter and more spread out than what families moving from a big metro might expect, but that's not a knock — it's genuinely one of the things people come to appreciate. The pace is manageable, the cost of living is reasonable, and the coast is right there. If your family values outdoor space, water access, and a community that actually knows what military life looks like, Cherry Point's backyard delivers.
BAH & What It Covers Here
Here are the 2026 BAH rates for MCAS Cherry Point (Craven County):
| Rank | With Dependents | Without Dependents |
|---|---|---|
| E-5 | $1,851/mo | $1,722/mo |
| E-6 | $2,046/mo | $1,758/mo |
| E-7 | $2,181/mo | $1,806/mo |
| O-3 | $2,421/mo | $1,971/mo |
| O-4 | $2,697/mo | $2,184/mo |
The good news: eastern North Carolina is still an area where BAH tends to hold its own. Housing costs here are not what you'd find near a major city, and for many families, especially at E-6 and above, your BAH can realistically cover a comfortable home — whether you're renting or buying. That said, the market moves, and what's available changes. For a current read on what your BAH will actually get you in specific areas, reach out and I'll connect you with someone on the ground who knows.
Where Families Live & Commute Times
You've got solid options within a reasonable drive of the gate. Here's a quick look at where families tend to land and what the commute looks like:
- Havelock — 5 min / 1.8 miles. The closest option. Convenient, no frills, practical.
- Ashley Place — 14 min / 7.8 miles. A bit more distance with a manageable drive.
- Newport — 16 min / 8.6 miles. Popular with families; a little more breathing room.
- Neuse Forest — 17 min / 8.6 miles. Similar distance to Newport, different feel.
- Harlowe — 15 min / 10.7 miles. More rural, good if space and quiet matter to you.
- Cherry Branch — 19 min / 11.2 miles. Farthest out on this list, but still under 20 minutes.
None of these are brutal commutes. For most of these towns, you're talking a 15–20 minute drive on a normal morning — that's a reasonable trade if a particular community fits your family better. Whether you want walkability, land, newer construction, or waterfront proximity, there are different answers for different families. That's exactly why I'd rather connect you with a local agent than guess at what fits yours.
Schools
School quality matters, and I'm not going to hand you made-up ratings. The most useful thing I can do is point you to the right resource: GreatSchools.org – Havelock, NC gives you current ratings, test data, and reviews from real parents — including military families who've been exactly where you are. Spend some time there before you decide where to plant.
Things to Do & Area Life
This is where eastern North Carolina quietly wins people over. The coast and the natural landscape are the main events, and they're legitimately good.
On the water: The area puts you close to some real coastal highlights. Fort Macon State Park and Fort Macon itself sit at the eastern tip of Bogue Banks — a Civil War-era fort with beach access and history in one place. The North Carolina Aquarium at Pine Knoll Shores is a great stop, especially if you've got kids. Bogue Inlet Fishing Pier is a solid option for anyone who likes to fish or just wants to stand over the Atlantic for a while. The Island Express Ferry Service gets you out to Cape Lookout, where the Cape Lookout Lighthouse is one of those things you should see at least once.
For the outdoor types: Cedar Point Tideland Trail offers a peaceful paddle or walk through tidal marshes. River Dunes Harbor Club & Marina is a beautiful spot for boaters and those who just want to be around the water without the surf crowd.
Closer to town: Union Point Park in New Bern — a short drive away — sits right at the confluence of the Neuse and Trent rivers. It's a good spot to decompress.
A hidden gem: The Aurora Fossil Museum is worth an afternoon, particularly if you've got curious kids. You can actually dig for fossils there. Don't overlook it.
Using Your VA Loan Here
The VA loan limit for Craven County is $832,750. For most families buying in this market, that's more than enough headroom. VA financing remains one of the strongest tools available to military buyers — no down payment required, no private mortgage insurance, and competitive rates.
That said, navigating a VA purchase has its own set of steps: the appraisal process, seller concessions, finding listings where the seller understands VA offers — these are the details that matter. For specifics on neighborhoods, current pricing, and where the market is right now, let's talk. I'll make sure you're working with someone who knows how to use this benefit correctly.
