MCAS Cherry Point BAH Rates 2026
Cherry Point's BAH covers Havelock and the rest of Craven County. From E-7 up, these rates cover the entire monthly payment on a median-priced Havelock home — mortgage, taxes and insurance included. Below E-7 they do not. Here is the arithmetic.

How BAH Is Calculated Here
BAH is not a flat national figure. It is rebuilt every year from an actual survey of Havelock and New Bern rents, plus average utility costs for electricity, heat and water. The Department of Defense runs that survey per Military Housing Area, sorts local housing into six profiles, and assigns each paygrade a profile. Your rate is the median cost of the profile they assigned you.
Two consequences people miss.
First, the rate is a median, not a ceiling. Half the qualifying homes in Craven County cost more than your rate. BAH is not a promise that any particular house is covered.
Second, your rate cannot fall while you are assigned here. If the survey comes back lower next year, new arrivals get the lower number and you keep yours until you PCS or promote into a different bracket. It moves up for you mid-tour, never down.
What BAH Actually Covers at MCAS Cherry Point
Here is what those rates actually buy, rather than what they theoretically cover.
The median Havelock home sold for $252,333 in August 2026 (Redfin), at $169 a square foot. Financed with a VA loan at 0% down and the 6.77% thirty-year rate, with the 2.15% funding fee rolled in, the monthly cost comes to:
| Monthly | |
|---|---|
| Principal & interest | $1,675 |
| Property tax (Craven County, 0.63%) | $132 |
| Homeowners insurance | $317 |
| Total | $2,124 |
Against BAH with dependents:
| Rank | BAH | Covers the payment? |
|---|---|---|
| E-4 | $1,806 | Short $318 |
| E-5 | $1,851 | Short $273 |
| E-6 | $2,046 | Short $78 |
| E-7 | $2,181 | Covers, $57 left |
| O-3 | $2,421 | Covers, $297 left |
The insurance line is the one that surprises people. At $317 a month it costs more than double the property tax. North Carolina averages $3,799 a year on $300,000 of dwelling coverage — among the highest in the country — because the state prices coastal hurricane exposure into every policy. Havelock sits thirty miles from the Atlantic and Redfin flags severe wind risk on 98% of properties here. Budget for a separate wind and hail deductible, usually 1–5% of the insured value rather than a flat dollar amount, and get a real quote before you write an offer. It is the line item most likely to break a budget that looked fine on paper.
If you carry a VA service-connected disability rating, the funding fee is waived entirely, which takes roughly $35 a month off every figure above.
How It Compares
Renting the same house runs about $1,850 a month for a three-bedroom (Zillow). So owning the median home costs roughly $274 a month more than renting — one of the narrowest gaps you will find at any installation.
But a narrow monthly gap is not the same as a short break-even, and the difference is maintenance. On a conservative model — 2.5% annual appreciation, 3% rent inflation, 1% of purchase price a year in maintenance, 3% closing costs in and 7% selling costs out — buying passes renting at about month 70, just under six years.
That maintenance line is why. It adds roughly $210 a month to the true cost of owning, which more than doubles the $274 headline gap. It is not optional and it is not a rounding error: it is a new roof, a heat pump, and a coastal-climate exterior that needs attention.
A standard Marine tour at Cherry Point is three years. A single tour does not clear this, and neither does a four-year one. Buying here makes sense if you expect back-to-back assignments, or if you intend to keep the house as a rental rather than sell it at the end of the tour — which in a market this close to break-even is the more realistic plan.
The market gives you time to be picky. Homes sat 54 days on average in August, up from 23 a year earlier. You are not in a market where hesitating costs you the house.
What to do with this: if you are E-6 or below, the median home leaves you covering part of the payment out of pocket. The price where BAH covers everything is $214,184 for an E-5 and $241,403 for an E-6 — 15% and 4% below the median respectively. Those houses exist in Havelock. Run your own rank and a real listing price through the BAH calculator before you decide.
